Dream

Every project begins with how you actually live — or how your guests should.

We walk the house, listen, and name the constraints: budget, calendar, HOA, coastal code, whether this is a home or an investment, or both. The goal is a clear brief before anyone draws a line.

Design

Plans, materials, and a budget that match — not a pretty picture that cannot be built.

You work with one studio on layout, millwork, stone, lighting, and the numbers. Selections are made with salt air and real use in mind. You will see the house before we open a wall.

Build

The same team that designed the work stays with it through construction.

We protect the house, keep a clean site, and communicate. Superintendents are on the job, not rotating through it. Changes are handled in the open, with cost and time attached.

Before we start

  • Do you work with owners who live out of town?

    Yes. Many of our clients are elsewhere during construction. We run a clear communication rhythm, photograph the work, and make decisions with you so the house can move without you standing in it.

  • Do you take on short-term rental remodels?

    It is a core part of the practice. We design STRs for guest experience and for operations — rooms that feel elevated, photograph well, and can be turned over without punishing the finishes.

  • Which communities do you serve?

    We work along Scenic Highway 30A and the surrounding South Walton communities: Santa Rosa Beach, Rosemary Beach, Alys Beach, WaterColor, Seagrove, Inlet Beach, Seaside, Grayton Beach, Watersound, and nearby.

  • What does a typical kitchen timeline look like?

    Design is usually a matter of weeks once the brief is clear. Construction depends on scope, lead times, and HOA windows — we will give you a real calendar before we start, not an optimistic one.

  • Are you a design-build studio?

    Yes. One team carries the house from the first conversation through the last walkthrough. You are not handed between a designer, an estimator, and a separate contractor.
